Housing hopes: Experts say real estate 'in limbo,' with activity up, but sales ...
Though the Valley's housing market has held up better than other parts of the country, local real estate agents make no bones about it: There's no bed of roses scenario happening here, but there are signs of life.
"It isn't the doom and gloom as on the national scene, but the numbers clearly show we are off this year," said Linda Rotti, sales manager of the Jones Group Realtors office in Amherst.
Though many local real estate agents report being busier this spring than they have been in quite some time, the action is not translating into robust sales of single-family homes.
Rotti, for one, is surprised that the numbers aren't better based on the amount of activity her office is experiencing this spring.
"The phones are ringing; we are really busy," she said.
Dennis Delap, who owns Delap Real Estate in Northampton, believes that the number of homes sold will be up at the end of the year, based on the amount of interest his team of 14 agents are seeing this spring.
"I think that the verdict isn't in yet," said Delap. "In our office, we are definitely busier with sales than last year and we have more closings coming up."
According to the Warren Group, a Boston company that tracks local real estate, sales of single-family homes in Hampshire County were off 16 percent through the first four months of the year, compared with the same time last year. Median sale prices, or the midpoint price, are holding steady at $231,000, a 2.6 percent increase over the first four months of 2010, though there are areas of the county suffering more than others.
County sales in April likely threw off the numbers, with the number of single-family homes sold dropping from 95 to 53, or 44 percent, while the median price rose by 21 percent, from $215,000 last year to $260,000 this year.
Meanwhile, foreclosures in the county have plummeted through the first four months of April - from 62 last year to 23 this year, or nearly 63 percent.

Statewide, the Warren Group reports that the number of sales was also off 16 percent through the first four months of the year, as was the median sales price, which fell to $270,000, a 3.6 percent drop compared to the first four months of 2010.
"My gut feeling is that, probably in the second half of the year, we're going to see sales higher than last year, but lower median prices," said Timothy Warren, CEO of the Warren Group. "Prices and home values will bump along at the bottom. We need more momentum in sales before prices will react and inch upward.
